Why a square, not a square foot

A square is 100 square feet of roof surface, not floor area. A 2,200 sq ft two-story house has an 1,100 sq ft footprint; a 7:12 pitch turns that into about 1,320 sq ft of roof, and roofers add about 10% for waste. Two quotes on the same house can differ before anyone mentions a shingle.

It is also how you compare prices. $520 a square on 32 squares beats $470 a square on 38, and you only see that if both quotes state their squares.

Denver allows two layers at most, so an overlay on a two-layer roof cannot be permitted.

File the hail claim, or pay for it yourself?

Two numbers decide it: the scope of the damage and your wind-and-hail deductible. On a Front Range policy that deductible is often a percentage of the home's value, not a flat sum. Work out both before you call anyone.

File when the written scope is a full replacement, several slopes are marked, or the repair is well above your deductible. A $15,000–$22,000 replacement against a $3,000 deductible is not a close call.

Pay it yourself when one slope needs a $1,500 repair and the deductible is $3,000. The claim buys you nothing and still sits on your record. Either way, get the scope in writing first: an adjuster reads a scope, not an opinion.

One Colorado rule matters here: a roofer paid from insurance may not pay, waive or rebate your deductible, and the contract must say so in writing.

Colorado does not license roofers

Colorado has no state roofing license. The Division of Professions and Occupations licenses electrical and plumbing trades, not roofing, so each city or county licenses roofers itself. A contractor legal in Aurora is not automatically legal in Denver.

Check the license on the register of the city your house is in, not on the contractor's website. A business registration or a manufacturer's certification is not a roofing license.

Denver licenses roofing itself

Denver licenses roofers through Community Planning and Development: a Specialty Class D supervisor certificate plus the contractor license it qualifies. The certificate needs two years of field experience (24 projects in 24 separate months), no exam, and renews every three years.

The Roofing Bill of Rights is a contract test

Senate Bill 12-038 (C.R.S. 6-22-101 to 6-22-105, signed 6 June 2012) means no roofer starts a residential job over $1,000 without a written contract signed by both sides. New construction is exempt. The checklist below lists what the contract must contain.

Two ways out, and no deductible deals

You can cancel within 72 hours of signing and get any deposit back in full (§6-22-103). If your insurer denies the claim in writing, you get a second 72 hours from that notice to rescind (§6-22-104), and the roofer must refund you within ten days.

A roofer paid from insurance proceeds may not pay, waive or rebate any part of your deductible, or promise to, and the contract must say so (§6-22-105). "We'll cover your deductible" is not a discount in Colorado. It is a contract that breaks the statute printed on it.

A permit, and never a third layer

Denver requires a building permit once work covers more than 10 percent of the roof, and allows two layers at most, so a third means a full tear-off to the deck. Its roofing guidance also sets shingle wind ratings by location, from 90 mph east of Federal Boulevard to 110 mph at Kipling.

Denver's 2025 Residential Code raised the ground snow load from 35 to 43 psf. That is a structural number, not a shingle one, but it is why the deck, its fastening and its drainage get checked on a tear-off.

No federal credit, and how the tax lands

The federal Energy Efficient Home Improvement Credit (25C) covered only specific qualifying property placed in service through 31 December 2025. Nothing installed in 2026 qualifies, so a roofer offering you a federal tax credit for shingles is a warning sign.

Colorado sales tax falls on materials, not on labor stated separately on the bid. In a lump-sum quote the contractor has built the tax into the price, so a lump-sum and an itemized quote can be the same money presented two ways.

Before you sign

What a Denver roofing contract must contain

The first seven are required by C.R.S. 6-22 on any Colorado residential roofing contract over $1,000. The last three make quotes comparable. Read it off your phone at the kitchen table.

  1. The scope of the roofing services and the materials to be provided — product, not just "architectural shingle".
  2. The approximate dates of service.
  3. The approximate cost of the services, based on the damage known when you sign.
  4. The contractor's physical address, email and telephone number, not only a mobile and a magnet.
  5. The surety and liability insurer identified with their contact details.
  6. The rescission clause: 72 hours to cancel for a full deposit refund, plus your right to rescind under §6-22-104 if the insurer denies the claim.
  7. A bold-type trust statement that your payments are held until materials arrive or most of the work is done, and a statement that the roofer cannot pay, waive or rebate your deductible.
  8. The squares the price is built on, and the per-square rate. Two quotes that disagree on squares are not comparable.
  9. The city permit: who pulls it, and whether its cost is in the price.
  10. Workmanship warranty separate from the manufacturer's warranty, with its length, and what voids it.
